Asphalt Sealing

Application of Protective Surface Coatings

Asphalt Sealing and Crack Repair: Process starts with proper site prep that can include pressure washing, general site clean up, removal of moss and other surface debris. After surface prep, cracks 1/4 to 3/4 inch in width are filled with hot rubberized sealant. Details such as a clean cut edge receives special attention for that professional look. Application of sealer is by a two coat broom and spray process recommended by manufacturer's specification.

Why Seal Coat ?

The proper application of sealer will add years of life and new-like appearance to any good asphalt pavement. In addition, this protects the surface from rain, snow, sleet, frost, sunlight , oxidation, oil, gasoline, battery acid anti-freeze, road salt, and bituminous materials that erode bituminous paved surfaces.

Sealing Resists Damage From Oil, Fuel, and Chemicals

All petroleum products will disintegrate asphalt . Sealers are resistant to gas and oil and prevent their seepage into the surface below. Individual aggregate pieces or stones work loose and come out, leaving roughened surface and additional pockets to hold water, oil and gasoline. All driveways, secondary streets and parking and airport areas are subject to such damage.

Sealing Saves Money For The Owner

Asphalt sealing is important preventative maintenance, and saves the owner much of year to year repair costs. Like most good maintenance practices , the regular sealing and protection of asphalt is economically sound. An owner can have a quality sealing job put down at small expense, and secure as much as 300% greater life on his asphalt surface. Such treatment is far less expensive than repair and re-surfacing work.

Sealing Protects Against Frost And Snow Damage

Sleet, Snow, and frost accelerate water damage. In addition, the freezing and thawing increase the pavement and sub-surfacing damage.

Sealing Protects Against Sunlight Damage

Sunlight will, over a period of time, oxidize and dry out the binder, causing revealing of the aggregate.

Sealing Protects The Surface Against Porosity

All asphalt pavement are porous and absorb water. In freezing weather these pockets of water turn to ice and the resulting, expansion and contraction will damage the pavement. If this water soaks down into the base, it will soften or erode the base creating air space so that a heavy load on the surface will crack the pavement. Rain then causes water to collect in these depressions and flow down through the cracks or pot holes to cause greater damage.

Sealers Beautify Asphalt Surfaces

By adding a long lasting black satin finish, a sealer will add beauty to any asphalt surface. Some street and highway departments use colored coating on pedestrian walkways to direct traffic and outline safety zone. Obviously, too, colored coatings are ideal for tennis courts and decorative parking areas such as those used to accent landscaping and architectural design on motel, commercial and industrial sites.

Sealing Reduces Pavement Maintenance Cost

In day-to-day maintenance, a sealed surface is smoother and requires less sweeping and cleaning. Leaves, cigarettes and debris don’t stick. Snow and ice do not lock into tiny depressions, making snow plowing and ice removal faster and easier.
